The former Desert Pines Golf Course, which operated for nearly three decades, is ideally situated with convenient access to public transportation, schools, and grocery stores, making it a strategic location for the development.

The master plan for the development is characterized by a pedestrian-friendly design that encompasses diverse housing options, community-scale retail, and public art prominently featured in open spaces. This comprehensive approach aims to create a vibrant community atmosphere that extends beyond the immediate residential areas.

The city’s partnership with McCormack Baron Salazar (MBS) and Urban Strategies, Inc. is central to the project’s execution. MBS will manage approximately $424 million in construction costs, utilizing a mix of public and private funding sources. Financial backing includes $25 million from the Nevada State Infrastructure Bank, $8 million from Clark County Affordable Housing Funds, and $14 million from allocations under the American Rescue Plan Act. Additionally, the project secured a $5 million grant from the Economic Development Administration to support its goals.

A nearby training center at the College of Southern Nevada is also planned, aiming to provide credentialed job training programs to enhance employment opportunities for residents. The redevelopment will unfold in two phases, with the first phase expected to begin in 2027 and conclude around 2036. The initial phase will include a combination of homes for sale and affordable rental units.

In terms of housing configuration, two-thirds of the planned units will be designated as two- to three-bedroom homes, while the remaining units will consist of one-bedroom apartments. This diversified offering is designed to cater to varying family sizes and living arrangements to meet the community’s diverse needs.

As housing costs in Las Vegas have surged, Councilwoman Diaz emphasized the necessity of this project to combat the escalating financial burden faced by residents in the area. The initiative’s overarching goal is to uplift the entire community, not just the specific region being developed, by providing essential services, affordable housing, and local economic opportunities.

The Desert Pines development exemplifies a strategic response to the increasing demand for affordable housing.
