News Summary
The Las Vegas Planning Commission has approved the construction of a new 21-story condo hotel named Eterno. Developed by Schulman Development, Eterno will feature 312 luxury condo units along with a variety of upscale amenities, including fitness facilities, a resort-style pool, and a rooftop bar. Located near Downtown Las Vegas, the project aims to transform a previously unused site into a vibrant lifestyle destination, with groundbreaking scheduled for early 2026.
Las Vegas – A new 21-story, 312-room “condo hotel” named “Eterno” has received approval for construction at the northeast corner of Charleston Boulevard and Grand Central Parkway. The Las Vegas Planning Commission approved the land use entitlement for the project on September 10, 2025, marking a significant step towards transforming a previously unused site into a major development.
The Eterno project is being developed by Schulman Development on a 5.9-acre parcel of land that was formerly part of Union Pacific’s switching yard, located near Downtown Las Vegas. The new design diverges significantly from the original concept, which was envisioned as a boutique hotel featuring just 18 stories. The ambitious plans now include 312 hotel-condominium units along with a host of luxury amenities.
The tower is expected to reach a height of 250 feet, which notably exceeds the Federal Aviation Administration’s restriction of 200 feet for structures in the area. This height will allow for stunning views of the Las Vegas landscape from its rooftop restaurant and bar, further enhancing the appeal of the development.
Among the numerous amenities planned for Eterno, developers have designed a clubhouse that features a gym, recreation courts, and a resort-style pool and spa. Outdoor spaces will include gardens and a dog park, making the site a comprehensive environment for relaxation and leisure. It has also been noted that the ground floor will support hotel operations along with a sizable 13,500 square feet of convention space and a 4,980-square-foot restaurant.
The design includes a pool deck featuring cabanas, perfect for warm Las Vegas days, and an interior courtyard that will enhance the community atmosphere. Health and fitness will be a priority, with the second and third floors dedicated to 72,370 square feet of sports courts and a gym, in addition to a 25,900 square foot area for indoor workout facilities and locker rooms. The project will even offer 8,850 square feet specifically for group fitness classes, appealing to health-conscious individuals.
Exclusive memberships will be available for the health club, providing additional premium amenities for members. The luxury condo units will range in size from 503 to 2,400 square feet, allowing for various layouts including studios and multi-bedroom configurations. Buyers will have the opportunity to customize their units according to their preferences, adding an attractive element to the condo lifestyle.
As for logistics, the site will feature an attached eight-story parking garage that includes two underground levels, totaling 661 parking spaces to accommodate visitors and residents alike. Groundbreaking for the Eterno project is scheduled for January 2026, with an anticipated completion date in the second quarter of 2028.
Bob Schulman, chairman of Schulman Properties, expressed that the intention behind the Eterno project is to create a comprehensive resort environment that responds to global wellbeing demands, marking a focus on health and comfortable living in the evolving Las Vegas landscape.
Located at 1003 Iron Horse Court, the Eterno site offers a prime location in proximity to the Las Vegas North Premium Outlets and just south of the Clark County Government Center, further enhancing its accessibility and attractiveness as a new lifestyle destination in Downtown Las Vegas.
