The planning for Windsor Commerce Park began in 2022 when Lincoln acquired the 86-acre site for $22 million. The industrial campus is strategically located between Carey Ave. and Simmons St., making it accessible to major road networks.

Windsor Commerce Park features eight Class A industrial buildings, with sizes ranging from 49,920 square feet to 397,440 square feet. These buildings include architectural features such as rear loading and cross-dock configurations, 4,000 amps of power, and 36-foot clear heights. Each building is also equipped with move-in-ready office suites for potential tenants.

Construction on the campus started in April 2023, and upon completion, about 50 percent of the space has already been leased. Within a year from the start of construction, Lincoln announced two preleasing agreements totaling 561,742 square feet. Notably, the largest building, designated as Building G, has been leased to a significant HVAC supplier, while Building A is 55 percent leased to a global e-commerce shipping company. The available leasing space in Windsor Commerce Park offers options ranging from 25,000 to 815,680 square feet, attracting a variety of potential tenants.

Senior managing director at Lincoln, Gary Kobus, mentioned that the tenant roster is expanding rapidly due to the versatility offered by the property, enabling it to accommodate various users. The leasing efforts are backed by the expertise of CBRE’s team, which includes Kevin Higgins, Garrett Toft, Jake Higgins, and Kelsey Higgins.

R&O Construction took on the role of general contractor for the project, with the design being provided by Lee & Sakahara. Windsor Commerce Park is now part of Lincoln’s existing portfolio, which includes 4.5 million square feet of industrial properties across Nevada.

In another strategic move, Lincoln recently acquired Gatski Commercial, adding an additional 13 million square feet to its footprint and further strengthening its position in the industrial sector.

The industrial park is located at 2550 Simmons St. in North Las Vegas, right next to North Las Vegas Airport. Its prime location ensures quick accessibility to key transport routes, including Interstate 15 and Interstate 515. Moreover, the downtown area of Las Vegas is less than five miles away, with the Harry Reid International Airport just over ten miles from the park.

The Nevada industrial market, particularly in Las Vegas, is experiencing substantial demand. According to CBRE, the second quarter of 2025 marked the area’s 50th consecutive quarter of positive absorption. The Las Vegas market has seen approximately 1.5 million square feet of space absorbed this year alone. Despite the increased supply from new developments, the vacancy rate in Las Vegas is currently at 9.9 percent. Interestingly, the number of new projects currently under construction has decreased significantly, down by 65 percent year-over-year.
