This arrangement is designed to promote long-term affordability by requiring that any future resale of the homes occur at a below-market price to another income-qualified household. Furthermore, homeowners will be mandated to occupy the homes themselves, as renting or subleasing will not be allowed.

The quality of the homes is expected to meet or exceed that of typical market-rate single-family starter homes, ensuring that residents have comfortable and durable living spaces.

However, the project has sparked significant concerns among nearby residents regarding its potential impact on the community. Some residents fear that the increase in housing density may lead to a decrease in property values. One resident has voiced apprehension about the new homes clashing aesthetically with the existing properties in the area, suggesting that they should match the design of surrounding houses.

Despite the reassurances from local officials that property values are not anticipated to be negatively affected by the development, opposition remains strong. A petition against the project has garnered more than 3,575 signatures from local residents who believe that the changes brought about by the Cactus Trails project may introduce unwelcome elements to their community, including the introduction of a distinct Homeowners Association (HOA) for the new homeowners.
