Las Vegas has officially opened Heirloom at Pebble, a new affordable housing community designed for seniors. This development features 195 units aimed at older adults living on fixed incomes, offering a rent of $1,147 per month. It addresses the urgent need for affordable housing solutions in a city where many elderly residents face financial strain due to high housing costs. With amenities that promote community interaction, this initiative is a significant step towards meeting the housing needs of seniors in the area.
A new affordable housing community, Heirloom at Pebble, has officially opened its doors in southeast Las Vegas, marking a significant step in addressing the city’s affordable housing crisis for seniors. The grand opening took place on Tuesday, unveiling a modern community specifically designed for older adults living on fixed and low incomes.
Located near Eastern Avenue and the 215 Beltway, Heirloom at Pebble features 195 affordable housing units tailored specifically for seniors. The project, developed by Ovation Development, was built at an estimated cost of $48 million. It aims to alleviate some of the stresses associated with housing costs in Southern Nevada, where soaring prices have disproportionately affected elderly residents.
Seniors interested in renting a one-bedroom unit must be at least 55 years old and have an annual income below $42,800, which corresponds to approximately 50% to 60% of the area’s median income. The rent for these one-bedroom units is set at $1,147 per month, with all utilities included, making it a more accessible option for many seniors in the region.
As highlighted by recent data from the Regional Transportation Commission of Southern Nevada, over one in three local households are spending more than 30% of their income on housing, a figure that is approximately 20% higher than the national average. This statistic underscores the critical need for affordable housing solutions like Heirloom at Pebble.
The development not only aims to provide cost-effective housing for seniors but also includes a range of amenities designed to foster a sense of community and well-being. Residents can enjoy facilities such as a fitness center, community events, an on-site hair salon, and various multipurpose rooms that promote social interaction among residents.
Heirloom at Pebble is a result of collaborative efforts involving various entities. The project was partly funded by Clark County, the Nevada Housing Division, and the Federal Home Loan Bank of San Francisco, with land contributions made by the Bureau of Land Management. This public-private partnership signifies a concerted effort to develop much-needed affordable housing in the area.
Ovation Development has plans to expand its impact further, with six additional communities either in the planning stages or currently under construction. Another affordable housing community is slated to open in August, reflecting ongoing efforts to provide housing solutions for those in need.
Units at Heirloom at Pebble are still available for rent. Eligible seniors can visit the property located at 2325 E. Torino Avenue to tour the units or submit an application.
