Las Vegas, NV – Bally’s Corporation has formally announced plans for an extensive mixed-use development called Bally’s Las Vegas on 26 acres of the former Tropicana Las Vegas site. This innovative project aims to complement the new Las Vegas Athletics Major League Baseball ballpark, which is projected to hold 33,000 fans and is estimated to cost $2 billion.
Construction on the development is scheduled to commence in 2026, with a target for some venues to open ahead of the ballpark’s inaugural pitch in 2028. The Bally’s Las Vegas complex will feature two luxury hotel towers that together will provide a total of 3,000 rooms—1,800 rooms in one tower and 1,200 in the other.
The mixed-use site will also encompass a state-of-the-art entertainment theater with 2,500 seats, more than 500,000 square feet of retail, dining, and entertainment options, and a casino covering approximately 104,200 square feet. The casino will include a 56,000-square-foot gaming floor, a 16,500-square-foot sportsbook, and 75 table games.
An extensive eight-story parking garage will accommodate 2,500 parking spaces, with plans for an additional 2,500 spaces on-site, creating a total parking capacity of 5,000 vehicles for visitors.
Connecting the hotel, casino, and entertainment venues to the baseball stadium will be a 9-acre plaza, designed to foster foot traffic and enhance visitor experience. Bally’s Corporation has engaged the real estate firm JLL to select a variety of dining and retail spaces for the development, which aims to cater to both locals and international tourists.
The architectural design of the project will include a multi-level sports bar featuring a rooftop pool and a prominent LED sign at the intersection of Las Vegas Boulevard and Tropicana Avenue. The prominent architectural firm, Marnell Architecture, has been appointed to oversee the design process.
Bally’s chairman has emphasized that the project seeks to diversify revenue streams by focusing on non-gaming offerings and creating a lively destination hub in the heart of Las Vegas. Meanwhile, construction of the ballpark has already commenced, with an upcoming discussion scheduled with Clark County commissioners regarding the Athletics’ development agreement.
The Athletics are set to receive $350 million in public financing to build the ballpark, supplementing it with private funding sourced from U.S. Bank and Goldman Sachs. Additionally, the development plans include a three-level, 216,000-square-foot theater and the potential for a Boring Co. Vegas Loop station.
Bally’s is planning to implement phased construction, allowing the plaza and parking garage to be the first elements to open, coinciding with the completion of the ballpark. This strategy aligns with Bally’s larger vision of altering its influence on the Las Vegas Strip while enhancing revenue through integrated entertainment attractions.
